When Should Roof Renovation be Done?
Roof renovation should be done when you notice water leaks in the attic, water has reached the ceilings through the attic, infiltrations are present where flashings are located, or shingles are missing, splitting, or curling.
An inspection of the ventilation may also be necessary when there is ice buildup on the roof edges, condensation or mold is present on walls or ceilings, or when the attic (or attic space) contains too much moisture.
All these signs indicate that you should contact a roofer to have roof renovation done. However, it is recommended to inspect your roof twice a year to prevent such problems.
Roof Replacement
Sometimes the roof is in such a state that it's better to replace it entirely. If large defective parts of the roof need to be redone (torn, crumbling, lifted, or cracked shingles) and the waterproofing membrane placed under the shingles is torn in several places, it would not be recommended to carry out targeted repairs only to then replace the entire covering the following year.

It's worth noting that after 25 years, an asphalt shingle roof may deteriorate to the point of needing to be replaced entirely. Our harsh winters and very hot summers do not help extend the lifespan of asphalt shingle roofs, which can reach 40 years with proper maintenance.
The Importance of Regular Maintenance
Your roof is constantly on the defensive against the elements: UV rays, intense heat, extreme cold, rain, ice, wind, blue algae, etc. Asphalt shingles should be inspected twice a year, in autumn and spring. The same goes for gutters, insulation, and ventilation. This inspection can be done by the homeowner or by a professional roofer.
If shingles are broken or if protective granules have detached to the point of exposing entire sections of shingles, they will need to be replaced. If shingles ripple or their edges are lifted, it's probably due to poor attic ventilation. If the condition of your roof edges (eaves) seems to have deteriorated, it's likely that ice has caused damage there.
If your flashings are rusted or poorly fixed, waterproofing may be compromised. Are the flashings protecting the chimney, plumbing vent, and roof vent well? Are these elements well sealed? If in doubt, it is recommended to seek the advice of a roofer.
